Nothing, really — they’re two names for the same thing. The space under a suspended timber floor is called the subfloor or underfloor, and both terms describe getting fresh air moving through it to control moisture and damp.
Passive vents help, but most Sydney homes — especially terraces, semis and homes close to the ground or on clay — don’t get enough natural airflow. Mechanical subfloor fans move a guaranteed volume of air, which is why they fix damp problems that extra passive vents can’t.

An exhaust system (one fan pulling damp air out, fresh air drawn in through the vents) is the reliable fix for most Sydney homes. Large, enclosed or heavily blocked subfloors get a cross-flow system with a supply fan on one side and an exhaust on the other, so air reaches every corner. We decide on the day based on your readings and layout.
Most homes are finished in half a day to a day. We’ll confirm timing after the on-site assessment, once we’ve seen the access and layout.
Most systems run from an existing power point via a timer. If new wiring is needed we arrange a licensed electrician and include it in your fixed quote, so there are no surprises.
Yes — tight Inner West and North Shore terraces are a big part of what we do. We size the fans and ducting for low-clearance subfloors and design around your access. If there’s no existing access point, we’ll talk through options during the assessment.
Almost none. The work happens under the floor and at the vents, we vacuum up as we go, and you can stay home while we work.
Ventilation removes the moisture that mould and musty odours feed on. Once the subfloor dries out and stays dry, the conditions that cause them are gone. Existing mould on walls may need a clean once the area has dried — after that it shouldn’t come back.
The musty smell usually eases within days to a couple of weeks. The subfloor itself dries progressively over the following weeks, depending on how wet it was to begin with and the time of year.
Yes, where the damp is coming from a wet subfloor — which is the case in most older Sydney homes. If moisture is also wicking up through the masonry walls themselves, a damp-course treatment may be needed as well. We’ll tell you honestly what your home needs.
A dry subfloor is far less attractive to termites and stops timber from staying damp enough to rot. Ventilation isn’t a termite treatment, but it removes the conditions termites and rot love.
Ground-floor units and townhouses with a suspended timber floor, yes. You may need strata approval first — we can give you the information your strata manager will ask for.
